How do product demos incorporate the zooming in feature to capture a portion of the screen?

I can't figure out how people zoom in to an area of the screen while doing a product demo. Is there a certain screen capture software they use or is it done during editing?

Would love recommendations on how to do this!

Hi Hassan, you'll need a document camera. Vaddio seems to have something that can zoom in for sales demo.
